The system has to be shown to be adequately operating and approved for the home’s bedroom count, or a notarized repair agreement has to be in place, with documentation delivered before closing. The county can take up to ten business days to process it, so it needs to be started early.
- Insurance availability, not just price. This is a wildland-urban interface community, and in fire-exposed Colorado ZIP codes insurance availability has become a genuine deal-killer: a buyer who cannot obtain a policy cannot obtain a loan. Colorado created a FAIR Plan as an insurer of last resort, and HB25-1182 requires insurers to factor mitigation into wildfire risk models and disclose a property’s risk score, phasing in during 2026.
