  • No new construction since 1999. With zero recent builds, every comparable is another 1970s house in a different state of repair, so condition drives value almost entirely.
  • Manufactured homes. The distinction that matters is whether the home is fixed to the land. If it sits on a permanent foundation on land you own and the title has been purged so it is legally real property, we buy it like any other house. If it is still on its axles, on a leased lot or titled as personal property, we are not your buyer — and we will tell you which one you have on the first call.
  • Severed minerals and oil and gas. Weld County produces the large majority of Colorado’s oil and gas. Severed mineral estates and active or plugged wellbores are routine title items here, and Colorado law requires oil and gas activity to be disclosed in a residential sale. It does not stop us buying.
  • Septic at closing. Weld County does not require a transfer-of-title septic inspection, unlike Larimer, Boulder, Jefferson, Adams and Arapahoe counties. If the property is on a well, the ownership contact record still has to be updated with the Colorado Division of Water Resources within 63 days of transfer.
