We Buy Houses In Strasburg, Colorado
Strasburg is an unincorporated community on I-70 east of Denver that has never incorporated. Residents formed a district instead. We buy houses and acreage there as-is, directly.
Because Strasburg is unincorporated and split across two counties, county rules apply directly and they differ. We work both sides.
No repairs, no showings, no commission. It costs nothing to get a number.
The Kind Of Strasburg Houses We Buy
Over half of Strasburg’s housing has been built since 1990, with roughly thirty-five percent in the 2000s alone. About eighty-two percent is single-family detached and around ten percent is mobile or manufactured. This is a comparatively modern inventory for a rural community.
A large part of the local market is rural residential: two-and-a-half and five-acre home sites, some inside the water and sanitation district and some on private wells and septic.
What Is Different About Selling In Strasburg
- Two counties, and both require a septic permit at sale. Strasburg spans Adams and Arapahoe counties, and both mandate a transfer-of-title or use permit before closing on a property with an on-site wastewater system. Determine which county your parcel is in before you assume a process; the forms and fees differ. Arapahoe County’s new on-site wastewater regulations took effect May 7, 2026.
- The Strasburg Sanitation and Water District. Created in 1958, the district provides centralized water and sewer across parts of both counties, including rural residential subdivisions on acreage. Acreage outside the district is on wells and septic. Which side of that line you are on genuinely changes your sale.
- Metro districts in the newer subdivisions only. The Eastern Adams County, Comanche Crossing and Wolf Creek Run West metropolitan districts cover parts of the newer development. The old townsite generally has none.
- Real named subdivisions here include Comanche Vista Estates, Wolf Creek Run West, Autumn Ridge, Saddle Brook Estates and Centennial Acres.
- Manufactured homes. The distinction that matters is whether the home is fixed to the land. If it sits on a permanent foundation on land you own and the title has been purged so it is legally real property, we buy it like any other house. If it is still on its axles, on a leased lot or titled as personal property, we are not your buyer — and we will tell you which one you have on the first call.

Sell Directly, Or List It?
For context, the Denver Metro Association of REALTORS reported a July 2026 median close price of about 605,000 dollars across the metro with a median 21 days in the MLS. Property this far out on the I-70 corridor prices well below that and sells more slowly, so the right comparison is other local sales.
Grail Capital is run by Luke Angerhofer, a licensed Colorado real estate broker since 2007. If listing would net you more, we will tell you so. Compare the two paths or read about who we are.
Questions From Strasburg Sellers
Am I in Adams County or Arapahoe County?
Your property tax notice will say. It determines which county’s septic use permit process applies, where the deed records, and how the property is assessed. We check it before quoting a timeline.
Do you buy acreage on a well and septic?
Yes, routinely. Well yield and septic condition are the two things that most often complicate a financed sale out here, and they are much smaller obstacles for a cash purchase. Plan for the county use permit either way.
